Premium Jodi Flats in Andheri East: Large-Format Homes Compared
Dasadia Editorial Team · Updated October 2026
Premium jodi flats in Andheri East cost about ₹29,500 to ₹30,600 per sq ft all-inclusive in Housiey’s October 2026 listings, against roughly ₹36,600 to ₹47,500 for single large-format homes. A (2+2) jodi in Marol gives you 1,222 sq ft for ₹3.60 crore. The cheapest new 4 BHK on the same portal costs about twice that, for 1,740 sq ft.
For how single 4 BHK homes compare across the suburb, see our guide to 4 BHK flats in Andheri East.
Key takeaways
- New jodi flats in Andheri East list at about ₹29,500 to ₹30,600 per sq ft all-inclusive (Housiey, October 2026).
- Large single 3 and 4 BHK homes list at roughly ₹36,600 to ₹47,500 per sq ft on the same basis.
- A jodi is priced off the project's 1 and 2 BHK rate, so you buy area, not a plan designed as one home.
- Making two flats one needs a revised BMC plan, a single share certificate and one property tax assessment.
Why premium jodi flats cost less per sq ft
A jodi is two adjoining flats sold together for one household, so it’s priced off the project’s 1 and 2 BHK rate. Sankirt Jasmine shows this clearly. Its 642 sq ft 2 BHK lists at ₹1.96 crore all-inclusive, about ₹30,500 per sq ft, and its (1+2) jodi works out to the same rate.
Large single homes sit in a different bracket. Lodha Acenza’s 1,395 sq ft 3 BHK lists at ₹5.63 crore and its 2,195 sq ft 4 BHK at ₹8.60 crore, both all-inclusive, on a four-tower plot by the Western Express Highway with a pool and clubhouse. Chandak Sarvam in J.B. Nagar asks about ₹47,500 per sq ft all-inclusive across its 3 and 4 BHKs, and Sanghvi Tirth’s 1,740 sq ft 4 BHK comes to about ₹43,200. Part of that premium buys a floor plan drawn as one home from the start, with one entrance, one kitchen and bedrooms grouped around a single living room. Part of it buys a bigger amenity set. With a jodi you get the area, but not the plan.
Supply is the other gap. Housiey lists just two new projects in Andheri East with jodi options, against six with large 3 BHKs above 1,200 sq ft.
We worked out each per sq ft figure in the table by dividing Housiey’s all-inclusive price by the area it lists. Sankirt Jasmine labels its areas as carpet, but the summary page doesn’t say so for every project, so read the rates as a guide.
What a jodi asks of you that a large flat doesn't
The layout comes first. A (2+2) jodi usually means two kitchens and two front doors unless the pair is planned or merged as one. Moneylife’s housing-society column takes the view that an amalgamated flat should have one kitchen, with the second turned into a store room.
Then the paperwork. To make two flats legally one, a BMC-approved architect revises the building plan with the BMC’s building proposal department, the ward office reassesses property tax on one larger unit, and the society cancels one share certificate. Until that happens, a society may bill maintenance twice. Two agreements also mean two registration fees of up to ₹30,000 each, though stamp duty at 6% of the total value stays the same.
We also looked at what happens when a society pushes back. In a January 2026 Moneylife case, the owner of a flat amalgamated since 2004 was asked for two share certificates and two bills. The column’s answer was that a society can’t treat one recorded flat as two, and bye-law 174(A)(xxii) lets the owner complain to the Deputy Registrar.
Ask whether the jodi is sold on one agreement or two. Housiey’s Sankirt Jasmine page doesn’t say, and that’s the first question to put to the sales team.

Premium jodi or large-format home: who each suits
For a joint family with a ₹3.5 to ₹4 crore budget, a (2+2) jodi is the better buy. You get 1,222 sq ft in Marol for ₹3.60 crore, while a single new 3 BHK of that size starts at ₹4.50 crore. Two kitchens can even help when two generations cook differently.
A single 4 BHK makes more sense if you want one front door, a formal dining area and a full amenity deck, and your budget runs past ₹7.5 crore. It’s also simpler to sell as one unit later.
Location splits the two jodi projects. Sankirt Jasmine is on New Nagardas Road in Mogra Pada, near the Andheri subway and about 400 m from Andheri station, per Housiey. Starwing I Stay is in Marol, where Marol Naka links Metro Line 1 with the Aqua Line towards the airport.
Timing differs too. Starwing I Stay lists August 2028 and Sankirt Jasmine a March 2029 RERA date, while Lodha Acenza carries December 2026. If you’re still choosing between sizes, our 3 BHK vs 4 BHK comparison sets out the trade-offs.
Bottom line: a premium jodi buys you 4 BHK-like space at a 2 BHK rate. Pay for a large single home only if one designed plan and the amenity set matter more to you than about ₹7,000 to ₹17,000 per sq ft.

Frequently asked questions
A jodi flat is two adjoining apartments bought together and used as one larger home. A premium jodi usually pairs 2 BHK units, such as a (2+2) of 1,222 sq ft in Marol, giving 4 BHK-like space in a newer tower.
As of October 2026, Housiey lists Starwing I Stay in Marol, with (1+1) and (2+2) jodis, and Sankirt Jasmine in Mogra Pada, with (1+2) jodis. Availability changes quickly, so confirm current inventory with each developer.
Yes, per sq ft. New jodis list at about ₹29,500 to ₹30,600 per sq ft all-inclusive, against ₹39,200 to ₹47,500 for new 4 BHKs on Housiey in October 2026. Total tickets also differ, since jodis are smaller.
In Andheri East, Starwing I Stay lists its (2+2) jodi at 1,222 sq ft, as of October 2026. That’s close to a large 3 BHK and smaller than the new 4 BHKs on the main portals, which start near 1,567 sq ft.
No. Stamp duty is 6% of the total value in Mumbai, including the 1% metro cess, whether on one agreement or two. Registration is capped at ₹30,000 per document, so two agreements cost up to ₹60,000.
Yes, if the sanctioned plan shows the pair as one flat. Otherwise a BMC-approved architect has to revise the plan, after which the society issues one share certificate and BMC assesses one property tax bill.
Possibly, until the merger is regularised. Moneylife’s column notes that once a flat is amalgamated and recorded as one, the society should charge one maintenance bill, with complaints going to the Deputy Registrar.
It can be, because the buyer pool for very large homes is small. Two flats left on separate agreements can be sold one at a time, while a pair registered as one unit usually has to be sold together.
Fact check
- Starwing I Stay lists a 1,222 sq ft (2+2) jodi at ₹3.60 crore all-inclusive, with an August 2028 date (Housiey, October 2026).
- Sankirt Jasmine lists (1+2) jodis of 1,098 to 1,105 sq ft at ₹3.36 to ₹3.37 crore, under MahaRERA PM1180002502396 (Housiey, updated 1 October 2026).
- Maharashtra registration fee is 1% of value, capped at ₹30,000 per document (IGR Maharashtra, 2026).
- Regularising a merged flat needs a revised BMC plan, a single share certificate and a property tax reassessment (Moneylife, November 2025).
Per sq ft figures in this comparison divide Housiey’s all-inclusive prices by the area it lists, as seen on 24 October 2026, and not every listing states whether that area is carpet. Jodi inventory sells out fast. Check the unit plan, agreement structure and MahaRERA record before you commit.
