New launch 4 BHK projects in Andheri East: the current list
Supply is thin. Only two projects in J.B. Nagar count as new launches in the strict sense, with RERA completion dates four years out.
Chandak Sarvam is the larger of the two. Housiey lists its 4 BHKs at 1,646 sq ft for ₹7.82 crore and 2,440 sq ft for ₹11.60 crore, both all-inclusive, with a December 2030 RERA date. Mumbai Property Exchange shows a 1,650 sq ft unit at about ₹6.40 crore under MahaRERA P51800078249, on the developer’s base price. Sanghvi Tirth sits on Kavivar Pandit Indra Marg in Bamanpuri, near the Satyanarayan Goenka Bhavan banquet hall. It’s one tower of three podium levels and nine residential floors, with 25 homes on a 0.29-acre plot, and Housiey lists a 4 BHK of 1,740 sq ft at ₹7.52 crore all-inclusive under MahaRERA PR1180002502768, with a December 2030 date.
153 East by Dasadia Developers LLP, also in J.B. Nagar, offers 4 BHK homes under MahaRERA PR1180002502968. Ask its team, as you would any developer here, for current carpet areas and a cost sheet.
Puri Seleqt’s 4 BHKs are listed as sold out.
We checked each project against its listings on Housiey, NoBroker and Mumbai Property Exchange on 23 and 24 October 2026, so treat every figure as a starting quote rather than a final price.

Near-ready 4 BHK projects vs new launches
The near-ready group looks cheaper partly because Mumbai Property Exchange quotes base prices, while Housiey’s figures include stamp duty, registration and GST. Even after you allow for that, the older set starts lower. Hem Ratan Apartments, off Old Nagardas Road near Jijamata Colony, lists 1,567 sq ft at ₹5.15 to ₹5.55 crore. Nicco Residency on the JVLR side lists 1,671 sq ft at about ₹4.52 crore. Lodha Acenza, four G+15 towers on 4 acres by the Western Express Highway near Gundavali, lists 2,195 to 2,209 sq ft at ₹8.50 to ₹8.63 crore.
Per sq ft the gap is wider than the tickets suggest. The base-price set works out to about ₹29,100 to ₹39,800 per sq ft of carpet, while the 2030 launches come to roughly ₹43,200 to ₹47,500 on an all-inclusive basis.
Our view is direct. If you need the space within two years, the near-ready set is the better buy. A 2030 date means four more years of rent or EMI before you move, and the new launches don’t price below the older projects to make up for it.
What to check before you book a new 4 BHK
Start with the cost sheet. We compared the two portal quotes for Chandak Sarvam’s smallest 4 BHK and found a gap of about ₹1.4 crore, ₹6.40 crore against ₹7.82 crore all-inclusive. Stamp duty, registration and GST explain roughly half of that.
On a ₹7 crore agreement, stamp duty at 6% (including the 1% metro cess) is ₹42 lakh, registration is capped at ₹30,000, and GST at 5% adds ₹35 lakh while the flat is under construction. Our stamp duty and registration breakdown covers the concession for women buyers.
Then check the MahaRERA record itself, because portals lag and the registered date is the one the developer has to meet. Sanghvi Tirth uses a newer PR-series number, while Chandak Sarvam’s starts with P518, so paste the full number into the portal search.
If you’re looking at a 2030 project, ask whether a construction-linked payment plan is on offer. You’ll pay in stages as the floors rise, which spreads the outgo, but you’re also carrying the risk of delay for longer. A RERA date isn’t a handover date, so read the delay clause in the agreement.
Commute decides daily life more than the brochure. If you drive, Acenza’s highway frontage helps. If you’ll use the metro, the Gundavali stop, which many locals still call Bisleri, links to Line 1 at the Western Express Highway station by a foot overbridge. From J.B. Nagar, Andheri station and Marol Naka are both a short drive. Compare layouts on our 4 BHK homes page.
Bottom line: Andheri East has five new 4 BHK options in October 2026, and only two are new launches. Shortlist on RERA date and all-in cost, then visit at the hour you’d usually commute.

Some quote the developer’s base price, others an all-inclusive figure with stamp duty, registration and GST. Listing dates also differ. Ask the developer for a dated cost sheet and treat portal numbers as starting points.
Stamp duty is 6% of the agreement value in Mumbai, including the 1% metro cess, or 5% for a woman buying alone. Registration is 1%, capped at ₹30,000. On a ₹7 crore flat, stamp duty is ₹42 lakh.
Yes, at 5% of the agreement value while the flat is under construction, without input tax credit. No GST applies once the occupancy certificate is issued, which is one reason near-ready and resale homes can cost less in total.
