Jodi Flats in Andheri East: Meaning, Layouts, Prices and Who They Suit

Dasadia Editorial Team · Updated October 2026

Picture a couple in a rented 2 BHK near Marol, with both sets of parents about to move in. A 3 BHK in a newer tower costs more per sq ft than they hoped, and a 4 BHK is out of reach. The broker then mentions a jodi.

A jodi flat is two adjoining flats bought together and joined into one larger home. In Andheri East, developers sell them as (1+1), (1+2) or (2+2) combinations, and as of October 2026 they’re listed from about Rs 2.42 crore for 812 sq ft, at roughly the same rate per sq ft as the single flats they’re built from.

That last point is the one that makes them worth a look. Our guide to 1, 2, 3 and 4 BHK floor plans in Andheri East shows how the standard layouts compare.

Key takeaways

What does jodi flat mean, and how is it different from a 3 BHK?

Jodi means pair. A (1+1) jodi is two 1 BHKs joined into what works like a 2.5 or 3 BHK, a (1+2) gives you something close to a 3.5 BHK, and a (2+2) can become a 4 BHK with two kitchens or one kitchen and an extra room. The joining happens in one of two ways. In a new project, the developer plans the pair from the start, knocks through a shared wall and sells it as one offer. In an older building, an owner buys the flat next door and merges the two, which needs a society no-objection certificate, a structural engineer’s sign-off and sometimes revised municipal approval.

A 3 BHK is one unit on one plan. A jodi is usually two units on the plan, even when it looks like one home.

That difference sounds technical, but it isn’t.

Jodis suit joint families who want shared space with separate kitchens, buyers who will need four bedrooms within a few years, and owners who want the option of renting out half. They don’t suit buyers who want one title, one maintenance bill and the simplest possible resale. They’re also harder to find, because most launches don’t offer them.

We checked all 38 projects on Housiey’s Andheri East list, and only these two show jodi options right now. The pricing tells you how developers think about them. Starwing’s (2+2) jodi costs exactly two of its 2 BHKs, and Sankirt’s (1+2) sits at the same rate as its single 2 BHK. You pay for floor space, with no premium for size.

Compare that with the 3 BHKs on sale in the suburb, where the median runs near Rs 37,100 per sq ft. A 1,222 sq ft (2+2) jodi at Rs 3.60 crore is bigger than most 3 BHKs priced above Rs 4 crore. The cheapest 3 BHK, an 824 sq ft unit at Pride Panorama for about Rs 2.38 crore, is close to the (1+1) jodi on price and size, so the gap only opens up at the larger end.

Our view is plain. If you need four bedrooms in Andheri East, a (2+2) jodi is a better buy than a single 4 BHK in a newer tower. Atharv Brindavan’s smallest 4 BHK, at 1,420 sq ft, lists at Rs 7.60 crore, more than double the Starwing pair for about 200 sq ft more.

What should you check before buying a jodi flat?

Start with the sanctioned plan. Lawyers answering Mumbai buyers on Kaanoon agree that if the plan shows two flats, the society can charge maintenance on two and the municipality can tax them as two. In Mumbai that cuts both ways, because homes of up to 500 sq ft get a BMC property tax waiver. If each half of your (1+1) is assessed separately and stays under that size, you may pay less.

Next, the agreements. Many jodi buyers sign two agreements and hold two share certificates. That keeps the option of selling one half later. Merging two registered deeds into one afterwards is hard, and one lawyer warns the cost can outweigh the saving. If the developer registers the pair as a single jodi unit, expect to sell it as one.

Stamp duty doesn’t change much either way. It’s 6% of the combined value, or 5% for a woman buying alone, and our stamp duty guide has the detail. Registration may cost Rs 30,000 per agreement if there are two.

Finally, ask for the RERA carpet area of each unit and of the joined home in writing. Our explainer on RERA carpet area versus builder carpet area covers what to look for.

We’d have a property lawyer read the plan and both agreements before any booking amount is paid.

Bottom line: a jodi flat in Andheri East is extra space at a single-flat rate, and the paperwork decides whether it stays flexible. Read the plan and the agreement before you read the brochure.

Frequently asked questions

A jodi flat is two adjoining apartments bought together and combined into one larger home. In Mumbai they are sold as (1+1), (1+2) or (2+2) pairs, either planned by the developer or merged later by an owner.

Often, per sq ft. Listed jodis in Andheri East sit near Rs 29,500 to Rs 30,600 per sq ft in October 2026, against a 3 BHK median of about Rs 37,100. The cheapest 3 BHKs are priced close to a (1+1) jodi.

As of October 2026, Housiey lists jodi options at Starwing I Stay, with (1+1) and (2+2) pairs, and Sankirt Jasmine, with a (1+2) pair. Availability changes quickly, so confirm with each developer.

Usually, because the sanctioned plan shows two units. Two agreements keep the option to sell one half. Some developers register the pair as one jodi unit, which normally has to be sold as one.

No. Stamp duty is 6% of the total value, or 5% for a woman buying alone, the same rate as any flat. Registration may be charged per agreement, so two agreements can mean Rs 60,000 instead of Rs 30,000.

It depends on the sanctioned plan. If the plan shows two flats, BMC usually assesses them separately, and a half under 500 sq ft may qualify for the property tax waiver. If the plan shows one jodi unit, it is taxed as one.

Yes, with a society NOC, a structural engineer’s certificate and municipal approval where the plan changes. Check load-bearing walls before any demolition, and budget for rerouting plumbing and wiring.

Joint families, buyers who need four bedrooms, and those who want the option to rent or sell half later. Buyers who prefer one simple title and one maintenance bill may find a single 3 BHK easier.

Fact check

Jodi prices and sizes are portal listings from October 2026, and the legal points summarise lawyers’ general views, not advice for your case. Rules on maintenance, property tax and registration depend on the sanctioned plan and the agreement, so take advice from a property lawyer before buying.
