That’s the live under-construction 2 BHK stock in Andheri East that portals list with a price, as of October 2026. Prices run from about Rs 1.14 crore to Rs 3.45 crore, and most family-sized 2 BHKs of 600 sq ft or more start near Rs 1.5 crore. We worked out the rate column ourselves by dividing the lower listed price by the smaller listed size. For the wider project list, see our under-construction projects in Andheri East guide.

Three of these show possession in December 2026. That’s two months away.

Key takeaways

How do under-construction 2 BHK price bands break down in Andheri East?

Under Rs 1.5 crore, there’s one listed option, and it’s compact. Chandiwala Pearl Blessings offers 415 to 424 sq ft, which works for a couple but feels tight for a family of four.

The Rs 1.5 crore to Rs 2 crore band is where the value sits. D S 72 Marina and DB Realty Skypark both list 2 BHK units above 600 sq ft, and their rates of about Rs 22,000 to Rs 27,600 per sq ft are the lowest on the table. Between Rs 2 crore and Rs 2.5 crore you move into 666 to 774 sq ft plans at Satellite Aristia, Veena Synergy and Hem Ratan, with rates climbing past Rs 30,000 per sq ft. Above Rs 3 crore, you are paying for brand, amenities or a specific address such as J.B. Nagar, close to the Chakala metro station on Mahakali Caves Road. Atharv Aaradhyam’s rate of nearly Rs 49,000 per sq ft is an outlier, so ask what the price includes before you compare it with the rest.

We also checked the PropertyPistol Andheri East 2 BHK page. It shows more names, including Baya Solstice, Dynamix Luma, Mahindra Vicino and Sheth Vasant Blossom. Its cards give one starting price across mixed configurations and no construction status, though. We left those projects out of the table rather than guess their 2 BHK price.

Our pick for most buyers is the Rs 1.5 crore to Rs 2 crore band. It’s the cheapest route to a 600 sq ft-plus 2 BHK in Andheri East, and the extra rupees above it buy finish and address more than floor area.

Which possession dates need a second look?

D S 72 Marina, Veena Synergy and Hem Ratan Apartment all show December 2026 possession on Square Yards. With two months left, a project still marketed as under construction may need more time. That isn’t automatically a problem, but the delay should be on record. Ask the sales team for the latest MahaRERA extension order and the current construction stage, then visit the site to see whether the floors match the brochure.

Portal dates are also unreliable. In our last check of Andheri East listings, two portals gave the same project completion dates three years apart. DB Realty Skypark lists no date at all.

MahaRERA is the record that counts. Each registered project page shows the proposed completion date, any extension the developer has taken and quarterly progress updates. Our guide to RERA explains what each document means and what to do if a date slips.

A missed quarterly update is a warning sign.

How should you compare under-construction 2 BHK flats?

Start with carpet area, the usable floor inside your walls, because that is the figure MahaRERA makes developers quote. Square Yards and HomeBazaar don’t always label their sizes as carpet, so a lower rate per sq ft can be a built-up figure in disguise.

Next, add the costs that come with buying off-plan. Under-construction homes outside the affordable category attract 5% GST without input tax credit, and Mumbai stamp duty is 6% including the 1% metro cess. On a Rs 1.8 crore flat, those two alone add about Rs 19.8 lakh.

Then look at the payment plan. Construction-linked plans spread payments over the build, so a delay costs you less than a plan that front-loads the money. Ask for the plan in writing before you pay the booking amount.

Check what the headline price leaves out. Square Yards puts covered parking at Rs 3 lakh to Rs 10 lakh a slot where it is charged separately, and floor rise at Rs 50 to Rs 300 per sq ft for each floor. On a high floor, those two lines alone can change which project is cheaper.

Finally, compare like with like on the 2 BHK flats page, which sets these projects against ready stock.

Bottom line: Andheri East has under-construction 2 BHKs at most budgets from Rs 1.14 crore up. Focus on the Rs 1.5 crore to Rs 2 crore band for space, check every possession date on MahaRERA and price in 11% for GST and stamp duty.

Frequently asked questions

Portal listings in October 2026 run from about Rs 1.14 crore for a 415 sq ft unit to Rs 3.45 crore for a 705 sq ft unit. Most 600 sq ft-plus 2 BHKs start between Rs 1.5 crore and Rs 2.5 crore.

Chandiwala Pearl Blessings has the lowest ticket at Rs 1.14 to 1.17 crore. For larger units, D S 72 Marina and DB Realty Skypark list 2 BHKs above 600 sq ft from about Rs 1.51 crore, per Square Yards.

Listed sizes range from 415 sq ft to 885 sq ft, and most fall between 600 and 775 sq ft. Portals don’t always say whether these are carpet figures, so confirm the RERA carpet area with the developer.

Yes. Homes outside the affordable category attract 5% GST without input tax credit. The affordable rate of 1% needs a price up to Rs 45 lakh and carpet area up to 60 sq m in metros, so it rarely applies in Andheri East.

Search the project on the MahaRERA portal. Check the registration number, proposed completion date, extensions, quarterly progress reports and any complaints. Match the carpet area in the listing with the one in the registered documents.

Under RERA, a developer who misses the agreed date may owe interest or a refund, depending on your choice and the agreement. Check MahaRERA for an extension first, then raise a complaint there if needed.

Often the ticket is lower, but 5% GST narrows the gap, since ready flats with an occupation certificate attract no GST. Compare the all-in cost, and count the rent or EMI you pay while you wait.

Among the listed projects, the highest tickets are Chandak Sarvam in J.B. Nagar at Rs 3 crore and Atharv Aaradhyam at Rs 3.45 crore. Both sit well above the Rs 1.5 crore to Rs 2.5 crore middle of the market.

Fact check

This list covers under-construction 2 BHK projects that portals showed with a price in October 2026, so it is not a complete register. Rates per sq ft are our own rough division of listed figures. Check each project’s MahaRERA page before you pay a booking amount.
