Resale Jodi Flats in Andheri East: Availability, Pricing and Legal Checks
Dasadia Editorial Team · Updated October 2026
A furnished 2+2 jodi in Indra Darshan Apartment went up on Trovit’s Andheri East jodi page this month, asking ₹6 crore for 1,496 sq ft with a pooja room.
Listings like that are rare. Resale jodi flats in Andheri East are scarce, and most of what you will find are single 1 or 2 BHKs pitched as possible pairs, not flats already merged. Merged resales that do appear ask roughly ₹24,000 to ₹40,000 per sq ft as of October 2026. The legal record matters more than the price, because a pair that is not regularised stays two flats on paper.
Weighing resale against new? Our new launch vs resale guide sets out the trade-offs.
Key takeaways
- Trovit's Andheri East jodi page showed 29 sale results in October 2026, but only about eight were in Andheri East.
- Merged resale jodis asked about ₹24,000 to ₹40,000 per sq ft in October 2026 listings, against a suburb average of ₹32,300 (Square Yards, September 2026).
- A merged flat is legally one unit only after a revised BMC plan, one share certificate and one property tax assessment.
- Stamp duty is 6% of the higher of the agreement value or the Ready Reckoner value, and 1% TDS applies above ₹50 lakh.
Resale jodi flats in Andheri East: what's available
We went through Trovit’s jodi page for the suburb on 24 October 2026. It showed 29 sale results, but only about eight were in Andheri East. The rest sat in Jogeshwari East, Andheri West and even Nashik. Several Andheri East entries were 506 sq ft 1 BHKs at I-Stay in Marol, each listed on its own under the jodi search. The (1+2) listing at ₹3 crore is older, with photos from 2023, and it’s the only one that states carpet area.
Treat the per sq ft spread with care. Listing sites rarely say whether an area is carpet, built-up or super built-up, and the same Marol project lists its new (1+1) jodi at 812 sq ft on Housiey, against 1,012 sq ft for two of the resale units. That gap is a measurement basis, not a bargain.
We also set the merged listing against the suburb. At about ₹40,100 per sq ft, the furnished 2+2 asks well above the Andheri East average of ₹32,300 that Square Yards reported for September 2026. Furniture and a finished merger explain some of that. The older (1+2) at ₹24,000 sits well below it. Neither price tells you much until the area basis and the legal status are confirmed.
Area basis is the first thing to settle.
Legal checks on a resale jodi flat
Two flats become one in law, not when the wall comes down. A BMC-approved architect has to revise the building plan with the BMC’s building proposal department so it shows one unit. In Andheri East, the K-East ward office then reassesses property tax on the combined area, and the society cancels one share certificate and issues a single one for the larger flat. Ask the seller for each of these papers. You also want the building’s occupancy certificate, a structural engineer’s note on the wall that was removed, the full chain of earlier agreements for both flats, and a society NOC confirming that dues on both units are clear. If any one is missing, the flat is still two flats on paper, whatever the layout looks like.
Societies don’t always agree, even when the papers are in order. In a January 2026 Moneylife case, a society asked the owner of a flat amalgamated since 2004 for two share certificates and two maintenance bills. The column’s answer was that it can’t treat one recorded flat as two, and that bye-law 174(A)(xxii) allows a complaint to the Deputy Registrar.
Our view: buy a merged resale jodi only when the plan, share certificate and tax bill already show one flat. Otherwise price it as two flats plus a legal job, and negotiate on that basis. Our checklist of documents to verify covers the rest of the title file.
Costs and tax on a resale jodi purchase
Stamp duty in Mumbai is 6%, including the 1% metro cess, or 5% for a woman buying alone. On a resale it’s charged on the higher of your agreement value and the Ready Reckoner value, the government’s minimum value for that property. Registration is 1%, capped at ₹30,000 per document.
On the ₹6 crore jodi above, stamp duty comes to ₹36 lakh. If the pair transfers on two agreements, you pay two registration fees, so ₹60,000 instead of ₹30,000. There’s no GST on a resale flat in a building with an occupancy certificate.
You also deduct 1% TDS from the price when the consideration is ₹50 lakh or more, under Section 194-IA, and pay it to the government. From FY 2026-27 this is reported on Form 141, which replaced Form 26QB. On ₹6 crore that’s ₹6 lakh held back from the seller, not an extra cost to you. Our stamp duty and registration breakdown has the full rates.
Budget for a lawyer as well. A title search on a jodi covers two sets of earlier agreements, two society records and two tax histories, so the work is larger than for a single flat. Ask for a written quote at the start.
Bottom line: resale jodi flats in Andheri East are few, and their prices swing with the area basis. The legal file decides whether you’re buying one home or two, so read it before you negotiate.
Frequently asked questions
Yes, but few. In October 2026, Trovit’s Andheri East jodi page showed 29 sale results, of which about eight were in Andheri East. Most were single flats pitched as possible pairs rather than flats already merged.
October 2026 listings ranged from ₹3 crore for a 1,250 sq ft (1+2) jodi to ₹6 crore for a furnished 1,496 sq ft (2+2). That’s about ₹24,000 to ₹40,000 per sq ft, depending on area basis and finish.
Yes, if the merger was approved. Check for a revised BMC-approved plan showing one unit, a single share certificate from the society and one property tax assessment. Without these, you are legally buying two flats.
Ask for the revised approved plan, the share certificate, the property tax bill, the building’s occupancy certificate, earlier agreements for both flats, a structural engineer’s note on the removed wall and a society NOC with dues cleared.
Only if BMC has reassessed it as one unit after a revised plan. If the record still shows two flats, you’ll receive two property tax bills, and the society may bill maintenance twice as well.
Stamp duty is 6% in Mumbai, or 5% for a woman buying alone, on the higher of the agreement value and the Ready Reckoner value. On a ₹6 crore jodi, that’s ₹36 lakh, plus registration of up to ₹30,000 per document.
Yes, 1% under Section 194-IA if the consideration is ₹50 lakh or more, paid to the government from the price. From FY 2026-27 it is reported on Form 141. Different rules apply if the seller is an NRI.
Usually only through the same route in reverse. The plan has to be revised with BMC, and the society must reissue two share certificates. Expect this to take time, so don’t buy a merged flat planning to split it quickly.

Resale listings change daily, and the asking prices here were captured from Trovit and Ezipp on 24 October 2026 without confirmation from the sellers. Areas on these sites are often not carpet. Have a property lawyer review the plan, share certificate and title chain before you sign anything.
