Flats Near Andheri Business Hubs: SEEPZ, MIDC, Chakala and BKC Commutes
Dasadia Editorial Team · Updated November 2026
If you work in SEEPZ, MIDC, Chakala or BKC, the best flats near Andheri’s business hubs sit in Marol, J.B. Nagar and Chakala, where Line 1 and the underground Aqua Line meet or run close together. As of October 2026, those pockets averaged about Rs 32,850 to Rs 37,100 per sq ft on Square Yards. Saki Naka is cheaper, at about Rs 24,000, but its junction costs you time.
Our micro-location guide to Andheri covers every pocket. This guide follows the office belts.
Key takeaways
- Marol Naka is the only Andheri station where Line 1 meets the Aqua Line, which serves SEEPZ, MIDC and BKC.
- NoBroker's station guide puts Marol Naka to BKC at under 25 minutes on the Aqua Line, with no change.
- Square Yards averages, October 2026: Marol Rs 32,850, Chakala and J.B. Nagar Rs 33,950 to 37,100, Saki Naka Rs 24,000 per sq ft.
- The Aqua Line has run end to end, Aarey JVLR to Cuffe Parade, since 8 October 2025.
Living near SEEPZ and MIDC
SEEPZ is the Santacruz Electronics Export Processing Zone, a large office and manufacturing enclave on the north edge of Andheri East. MIDC Andheri is the older industrial estate to its south, where offices now sit beside workshops and small factories. Both have their own Aqua Line stations, SEEPZ and MIDC Andheri, which opened in the line’s first phase in October 2024.
Marol is the pocket most SEEPZ and MIDC staff look at first. Marol Naka station puts Line 1 and the Aqua Line at one gate, so you can reach SEEPZ, MIDC or BKC on one line and Ghatkopar or Andheri station on the other. The roads are the weak spot. Andheri-Kurla Road, which everyone calls AK Road, stays heavy through the day, and footpaths along Maroshi Road are often taken over by stalls. If you plan to drive to a SEEPZ office, visit the flat at 9 am on a weekday before you commit. That drive often takes longer than the metro ride to BKC.
For a SEEPZ or MIDC job, Marol is where we’d start looking.
Living near Chakala and the Sahar Road offices
Chakala and the stretch of Sahar Road toward the airport form Andheri East’s third office belt. Ghar.tv’s Sahar Road listings include Hiranandani Fulcrum, Prime Corporate Park and Sahar Business Centre alongside residential buildings, and that’s a fair sign of how mixed the area is.
Two stations serve it. Chakala (J.B. Nagar) sits on Line 1 along AK Road, and Sahar Road sits on the Aqua Line, one stop from the domestic terminal. A flat in J.B. Nagar can therefore reach a Chakala office on foot, BKC by the Aqua Line and Ghatkopar by Line 1. That flexibility is why J.B. Nagar carries the highest rate on the east side, at about Rs 33,950 to Rs 37,100 per sq ft on Square Yards in October 2026.
Our view is firm. If your job is in Chakala or near the airport, pay the J.B. Nagar premium, because a ten-minute walk to work is worth more than the gap in price per sq ft. Our guide to living near Chakala, Marol and Saki Naka compares rents and daily life across the three.
Commuting to BKC from Andheri East
Since the Aqua Line opened, BKC has become a straight ride from Andheri East. NoBroker’s BKC station guide puts Marol Naka to BKC at under 25 minutes with no interchange, and Andheri station to BKC at about 33 minutes with a change at Marol Naka. Peak-hour trains run every four to eight minutes. Before October 2024, the same trip meant the Western Express Highway or a local train and an auto, and either could take far longer at rush hour.
So for a BKC job, stay close to an Aqua Line station.
We checked the line order on the Aqua Line’s station list. From north to south it runs Aarey JVLR, SEEPZ, MIDC Andheri, Marol Naka, CSMIA T2, Sahar Road, CSMIA T1, Santacruz, Bandra Colony and BKC. A home near SEEPZ adds two stops to the ride, while Sahar Road cuts two. Saki Naka is the trap here. It sits on Line 1 only, the junction outside jams most evenings, and you’d need to ride back to Marol Naka to change.
Don’t forget the walk at each end. BKC’s office towers are spread out, so on a bad day the walk from the station can eat into what the ride saves. Time it once, door to door, before you sign anything.
Then there’s the cost of getting in. On a 650 sq ft 2 BHK in Marol at the pocket average, the price is about Rs 2.14 crore, and 6% stamp duty adds roughly Rs 12.8 lakh, or 5% if a woman buys alone. Registration is capped at Rs 30,000, and an under-construction flat adds 5% GST. Our stamp duty guide sets out each charge.
Before you book, check the project on MahaRERA and compare it with our list of under-construction projects in Andheri East.
Bottom line: pick the pocket by the line you’ll ride every day. Marol suits SEEPZ, MIDC and BKC, while J.B. Nagar suits Chakala and the airport.
