1 BHK Flats Near Andheri Metro: Line 1 and Line 7 Station Pockets

Dasadia Editorial Team · Updated October 2026

It’s a weekday morning at Gundavali. A commuter steps off a Line 7 train from Goregaon, crosses the 58-metre footbridge to the Western Express Highway station and boards Line 1 for Marol.

That walk is why 1 BHK flats near Andheri metro sell in pockets, not as one market. As of October 2026, listed 1 BHKs near the Line 1 and Line 7 stations in Andheri run from about Rs 80 lakh to Rs 1.85 crore for 317 to 508 sq ft. The cheapest tickets sit near Marol Naka and the Western Express Highway, and the highest near D.N. Nagar in Andheri West. Our Andheri micro-location guide explains each pocket.

We matched each station to its pocket’s average asking rate and to one listed 1 BHK nearby. The pocket rates come from Square Yards. Andheri East averages Rs 31,650 per sq ft and Andheri West Rs 41,350 for the June 2026 quarter, with Marol, Chakala, J.B. Nagar and Saki Naka at the figures we published earlier this month. The sample listings are asking prices, not registered deals.

Two patterns stand out. Ready stock sits mostly in older Saki Naka societies and in finished towers such as Kanakia Sevens and Platinum 53 West. Most new 1 BHK supply near the stations is still under construction, which means 5% GST and a wait before you can move in.

A listed range tells you the entry ticket. It doesn’t tell you what the flat next door sold for, so ask for recent registrations in the same building.

Line 1 pockets: from D.N. Nagar to Saki Naka

Line 1, the Blue Line, runs 11.4 km between Versova and Ghatkopar across 12 stations. Eight of those serve Andheri: D.N. Nagar and Azad Nagar on the west side, then Andheri, Western Express Highway, Chakala, Airport Road, Marol Naka and Saki Naka on the east. The line cuts straight across the suburb, which makes every stop a commute to the SEEPZ and MIDC office belt or a change to the Western Railway at Andheri. On the west side, D.N. Nagar carries the Andheri West premium, and a ready 455 sq ft 1 BHK there lists at Rs 1.59 crore. Cross to the east and the same budget buys a larger flat. Marol Naka is the interchange with the underground Aqua Line, and Kanakia Sevens, off Andheri-Kurla Road near that station, offers ready 1 BHKs from Rs 80 lakh. Further east, Saki Naka is the cheapest pocket at about Rs 24,000 per sq ft, though most stock there is older society resale.

Line 7 pockets: Gundavali, Mogra and the airport link

Line 7, the Red Line, ends at Gundavali in Andheri East. The station opened on 20 January 2023 and was first named Andheri (East). Mogra, the next stop north, was called Shankarwadi in the early plans, after the neighbourhood it serves. Both sit along the Western Express Highway, so 1 BHK projects here are mostly new towers between the highway and JVLR.

Line 7 also shapes who will rent your flat. It runs north along the highway through Jogeshwari, Goregaon and Borivali East to Dahisar, and since April 2026 the Red Line continues to Kashigaon on the Mira-Bhayandar side. That’s a long catchment of commuters who work in Andheri East and may prefer to live a few minutes from the office instead.

Gundavali is the pick of the metro pockets for a 1 BHK buyer. You get two lines at one footbridge at the Andheri East average rate, below what Chakala and J.B. Nagar ask.

Line 7A, a 3.4 km extension from Gundavali to the airport’s Terminal 2, is the open question. MMRDA resumed work in October 2026 after a halt over the airport’s height limits, but the Airports Authority’s clearance is still awaited, and current estimates point to December 2027 at the earliest. Don’t pay extra today for a station that isn’t running.

What to check before buying a 1 BHK near a metro station

Measure the walk yourself. A listing that says near the metro can mean anything from two to 15 minutes, and crossing the Western Express Highway on foot adds time.

For an under-construction tower, check the MahaRERA registration, the promised completion date and the carpet area in the registered plans. For a ready flat, ask for the occupancy certificate. Stand under the viaduct at 9 am and 7 pm on a weekday, because train noise and station crowds peak then. Stamp duty in Mumbai is 6% for men and 5% for women, and you’ll pay 5% GST on an under-construction flat. Our 1 BHK flat guide covers sizes and layouts.

The bottom line: buy near the station that serves your office, not the newest one, and price the flat on today’s trains.

Frequently asked questions

Line 1 serves D.N. Nagar, Azad Nagar, Andheri, Western Express Highway, Chakala, Airport Road, Marol Naka and Saki Naka. Line 7 serves Gundavali and Mogra. Marol Naka also connects to the underground Aqua Line.

As of October 2026, listed 1 BHKs near Andheri’s metro stations run from about Rs 80 lakh to Rs 1.85 crore for 317 to 508 sq ft, depending on the pocket, the building’s age and whether it is ready.

Saki Naka has the lowest average asking rate, about Rs 24,000 per sq ft, mostly in older societies. Among newer stock, Marol Naka and the Western Express Highway stop offer 1 BHKs from about Rs 80 lakh to Rs 1 crore.

Gundavali, the southern end of Line 7, links to the Western Express Highway station on Line 1 through a 58-metre foot overbridge, so you can change lines without leaving the metro system on the road.

Work resumed in October 2026 after a halt over airport height limits, but the AAI clearance is still awaited. Current estimates suggest December 2027 at the earliest, so treat any date as provisional.

It saves commute time, but train noise and crowds peak at rush hours. A flat a five to ten minute walk away usually keeps the access while cutting the noise. Visit at 9 am and 7 pm before deciding.

Asking rates near the stations broadly follow the pocket average. Andheri East averages Rs 31,650 per sq ft and Andheri West Rs 41,350, so the side of the suburb matters more than the station itself.

Check the MahaRERA registration, promised completion date and carpet area. Ask whether the price includes parking and floor-rise charges, and budget 5% GST plus stamp duty and registration on top.

Fact check

Station details and Line 7A timelines reflect MMRDA updates and news reports available in October 2026 and may change. Prices are developer and portal asking figures for the projects named, not registered sale values, so confirm current pricing and MahaRERA details directly.
