1 BHK flats for sale in Marol: price bands
We checked Square Yards’ Marol listings on 23 October 2026. Of 36 projects on the first page, only five give a 1 BHK price, and just one of those, Ecohomes La Grace, is under construction. The portal shows no completion date for it, so look that up on MahaRERA. The other 1 BHK listings are older societies with prices on request or quoted per sq ft. Kunti Park’s 450 sq ft flats start near Rs 19,471 per sq ft, which works out to about Rs 88 lakh, and Bhawani Tower’s 500 sq ft flats near Rs 21,695, or about Rs 1.08 crore.
That spread is the story of Marol. The same 1 BHK budget buys either an older, larger flat or a newer, smaller one.

What does a 1 BHK in Marol cost per sq ft?
Square Yards puts Marol’s average asking rate at Rs 32,850 per sq ft, up 6.6%, against Rs 33,950 for Chakala and Rs 31,700 for Andheri East as a whole (October 2026). Our pocket-wise rate guide, which uses 99acres data, shows Marol lower at Rs 30,300. The gap is about 8%. We’d trust the Square Yards figure for new and recent buildings, since it carries a current date, and treat the 99acres number as closer to the price of older stock.
Rents in Marol rose 5.4% to about Rs 100 per sq ft a month, and the average 1 BHK in Andheri East rents for Rs 50,050. Much of that tenant demand comes from the SEEPZ and MIDC offices next door. Rent growth in Marol has trailed Chakala’s 12.2%, though, so don’t assume a higher rent for a Marol flat just because its price per sq ft rose faster. Ask local brokers for signed rents in the same building.

Which part of Marol suits a 1 BHK buyer?
Marol Naka is the reason most buyers look here. It has been on Metro Line 1 since June 2014 and on the underground Aqua Line since October 2024, with the MIDC and SEEPZ stations just north. That puts Bandra Kurla Complex and both airport terminals within direct reach, without sitting on Andheri-Kurla Road at peak hour.
Marol isn’t one neighbourhood, though. Listings split it into pockets such as Vijay Nagar, Chimatpada, Gamdevi, Customs Colony and Udyan Complex, and the feel changes from lane to lane. Some are quiet residential colonies. Others back onto MIDC’s industrial estates, with trucks and workshop noise through the day, so walk the street at different hours before you commit. Our guide to 1 BHK flats near MIDC covers the pockets to the north.
If you work in SEEPZ or MIDC, a ready 1 BHK within walking distance of Marol Naka is the best 1 BHK buy in this budget.
Buyer checklist for a 1 BHK in Marol
Compare the all-in cost, not the listed price. A Rs 1.20 crore ready 1 BHK with an occupancy certificate carries 6% stamp duty and Rs 30,000 registration, about Rs 1.28 crore in total. A Rs 1.30 crore under-construction 1 BHK adds 5% GST as well, which takes it to about Rs 1.45 crore. A woman buying alone pays 5% stamp duty.
Then check the monthly cost. With 20% down on that Rs 1.20 crore ready flat, an Rs 96 lakh loan at 8.25% over 20 years works out to about Rs 81,800 a month. That’s well above the Rs 50,050 average 1 BHK rent in Andheri East, so buying makes sense if you plan to live here for years, not as a cheaper way to cover rent. The 8.25% rate sits inside SBI’s 7.50% to 8.80% range after its October 2026 increase.
For a new tower, check the MahaRERA registration, the declared completion date and any extension, and the RERA carpet area. For a resale flat, ask for the OC, the society’s share certificate and the last structural audit, and ask whether the society has any redevelopment plan.
The bottom line is that Marol gives you a 1 BHK at a metro interchange for Rs 75 lakh to about Rs 1.6 crore. Decide first between an older, larger flat and a newer, smaller one, then let the lane and the paperwork settle the rest.
