Those are the asking ranges for flats for sale in Chakala, Andheri East, from NoBroker’s October 2026 listings. Most of the stock is resale, in co-operative societies around Kajuwadi and Parshiwada, with two new towers under construction. New projects ask about Rs 33,000 per sq ft, while older resale flats can trade far lower. To see how Chakala compares with Marol or J.B. Nagar, read our Andheri micro-location guide.

The wide ranges come from that mix of old and new buildings, so read every price against the building’s age.

Key takeaways

Why do Chakala prices differ so much between portals?

We compared three sources for Chakala in October 2026, and they don’t agree. Square Yards puts the average asking rate at Rs 33,950 per sq ft, down 0.8%. Our pocket-wise rate guide, built on 99acres data, puts it at Rs 34,600. NoBroker’s live listings average Rs 19,849. The first two figures lean on newer projects and well-kept societies, where rates sit close to the Andheri East average of Rs 31,700. NoBroker’s figure pulls in 1 RK units, chawl-style rooms and older buildings where the price per sq ft is much lower. Neither number is wrong. They describe different kinds of flat.

Use the Square Yards and 99acres figures if you’re pricing a new or recently built flat. Use NoBroker’s listings as a floor for older resale stock, and then check the building’s age, repairs and redevelopment status before you take that discount at face value.

Rent tells a firmer story. Chakala rents rose 12.2% to about Rs 100 per sq ft a month on Square Yards, which suits buyers who plan to let the flat out.

Budget for costs beyond the price. Stamp duty in Mumbai is 6%, or 5% for a woman buying alone, and registration is capped at Rs 30,000. A new flat in Jyoti Skyline or Vira Sky Vista also carries 5% GST, which a resale flat with an occupancy certificate doesn’t. On a Rs 1.5 crore new flat, that’s about Rs 16.8 lakh on top.

New supply in Chakala is thin. Square Yards lists twelve projects, and only Jyoti Skyline and Vira Sky Vista are under construction. Jyoti Skyline starts from about Rs 33,333 per sq ft and Vira Sky Vista from about Rs 32,975. Portals show December 2026 and January 2029 as their completion dates, but those are portal listings. Check the date each developer declared on the MahaRERA portal, and whether it has been extended.

The rest of the market is resale. The Baya Goldspot has 1 BHK and 2 BHK listings from Rs 1.10 crore, and VKG Park Estate offers larger 2 and 3 BHK flats from Rs 1.90 crore. Sizes on these portals aren’t labelled as carpet area, so ask the seller for the figure in the society’s records.

We checked the twelve Square Yards listings one by one. Ten show no price at all, which suggests much of Chakala’s resale trade happens off the portals. If you’re hunting resale, walk the lanes and ask at the society offices.

What is it like to live in Chakala?

Chakala is a working neighbourhood. It sits between the airport and the MIDC office belt, and most residents either work in Andheri East or travel often.

Metro Line 1 stops at Chakala (J.B. Nagar) station on Andheri-Kurla Road, which locals call AK Road. The line has run since June 2014 and links you to Ghatkopar in the east and Versova in the west. Since October 2024, the underground Aqua Line has also stopped at Sahar Road, in J.B. Nagar, one station from the domestic terminal. Inside the pocket, Sahar Road and Cardinal Gracias Road carry most of the local traffic, and the residential lanes of Kajuwadi and Parshiwada sit behind them.

Our take is direct. Chakala is the right pocket if you work in MIDC or SEEPZ, or fly every month, because the time you save on the commute is worth more than the slightly higher rate per sq ft. If your office is in Bandra Kurla Complex, the Aqua Line from Sahar Road turns the trip into a direct underground ride.

Older buildings need their own checks. Ask for the share certificate, the latest structural audit and the minutes of any redevelopment meeting. A society heading for redevelopment can mean a larger new flat later, but also years of paying rent elsewhere first. It isn’t a dealbreaker, but it changes the maths.

The bottom line is that Chakala rewards buyers who check the building as hard as the price. Compare new projects on the MahaRERA portal and judge resale flats on age and upkeep.
