A 1 BHK in Marol’s newer buildings costs roughly Rs 1.04 crore to Rs 1.47 crore, a 2 BHK Rs 1.87 crore to Rs 2.53 crore and a 3 BHK about Rs 3 crore to Rs 4 crore. These ranges come from project listings on Square Yards in October 2026, and older society flats sell for less.

The sources don’t agree on the average, and the reason matters. Square Yards gives Rs 32,850 per sq ft. HomeBazaar’s last Marol figure was Rs 26,559, but it dates from December 2024. We averaged the per-sq-ft rates shown for ten Marol projects on Square Yards and got about Rs 27,000, because ready resale buildings pull the number down. For a new tower, budget on the Square Yards average. Use the lower figures only as a floor for older resale.

Then add the taxes. Stamp duty is 6% (5% for a woman buying alone), registration is Rs 30,000, and an under-construction flat attracts 5% GST. On a Rs 2 crore 2 BHK that’s about Rs 22.3 lakh more.

Size labels need care as well. Portals rarely say whether a figure is RERA carpet area, the usable floor space inside your walls, or a larger built-up figure. Ask the developer for the carpet area in writing and compare rates on that basis.

New and under-construction projects in Marol

Most of Marol is resale. Of the 36 projects visible on the Square Yards Marol page, only four list as under construction or a new launch, and the rest are ready co-operative societies and a few industrial estates. Sheth Vasant Blossom by Sheth Creators is the largest, with 336 units on 2.7 acres, 2 BHKs of 685 to 706 sq ft and a listed completion of December 2026. Crest Oaks by Crest Ventures lists 2 BHKs of 716 to 731 sq ft from Rs 2.35 crore, with December 2027. Ecohomes La Grace is a smaller 46-unit project starting at Rs 1.30 crore. The Baya Marol, a new launch with 343 units, lists December 2030 and hasn’t published prices.

Treat those dates as what developers declared, not promises.

Search each project’s registration number on MahaRERA to see the current date, any extensions and the quarterly progress reports. Our list of under-construction projects in Andheri East covers the projects beyond Marol.

Resale is where most Marol buyers end up, and the checks are different. Ask the society for the share certificate, the occupancy certificate and the latest structural audit. If the building is heading for redevelopment, read the minutes of the general body meeting, because a larger flat later can mean several years of renting elsewhere first.

Living in Marol: metro, roads and the pockets inside it

Marol’s biggest asset is the metro. Marol Naka has been on Line 1 since June 2014, and since 5 October 2024 it has also been a stop on the underground Aqua Line, with the MIDC and SEEPZ stations just north. That puts Bandra Kurla Complex and the airport terminals within direct reach, without sitting on Andheri-Kurla Road at peak hour.

Marol isn’t one place. Portals split it into smaller pockets such as Vijay Nagar, Chimatpada, Gamdevi, Manohar Nagar, Customs Colony and Udyan Complex, and the feel changes street by street. Some lanes are quiet residential colonies. Others back onto MIDC’s industrial estates, with trucks and workshop noise through the day, so walk the lane at different hours before you commit.

Rents give a sense of demand. Square Yards puts the average Andheri East 2 BHK rent at Rs 76,100 a month, and Marol’s office catchment keeps tenants coming. That’s useful if you buy to let, though past rents don’t promise future ones.

If you work in SEEPZ or MIDC, Marol is the first pocket we’d shortlist.

The bottom line is that Marol now prices close to Chakala for new flats, and its metro links justify much of that. Look for value in older society flats, but check the building’s age and redevelopment plans first. Our guide to living near Chakala, Marol and Saki Naka covers commutes and rents in more detail.
