2 BHK Floor Plans in Andheri East: Layout Types, Carpet Sizes and Which Works

Dasadia Editorial Team · Updated October 2026

Two brochures lie on a sales-office table a short walk from Chakala (J.B. Nagar) metro. Both say 640 sq ft. In one, the door opens into the living room with a bedroom on each side. In the other, a passage runs past the kitchen to two bedrooms that share a wall.

Same number, different homes.

Most 2 BHK floor plans in Andheri East fall into four types as of October 2026: compact open-kitchen plans of about 506 to 600 sq ft, split-bedroom and corridor plans of about 610 to 720 sq ft, and larger or 2.5 BHK plans beyond 700 sq ft. For most families, a split-bedroom plan of 640 to 690 sq ft works best. Our overview of 1, 2, 3 and 4 BHK floor plans in Andheri East covers the other configurations.

These are the four shapes you’ll meet on most brochures across Andheri East, and the size bands come from the entry 2 BHKs listed by current launches. Compact plans of 506 to 570 sq ft, at projects such as Monarch Majestic, JP Parkway and Satra Nexus, usually open the kitchen to the living room to save a wall. The broad middle, from Starwing I Stay at 611 sq ft to Sheth Vasant Blossom at 684 sq ft, is where split-bedroom and corridor plans compete. A few launches, including Raj Vega, Rameehans Galaxy and Dem Panache, add a 2.5 BHK with a small study room.

Some launches, such as Starwing I Stay, also sell (1+1) and (2+2) jodi units, two adjoining flats joined into one home. They suit families who need more room than a single 2 BHK plan can give, and they’re worth asking about early, before the neighbouring unit sells.

How much carpet area does each room in a 2 BHK need?

Aurum PropTech’s August 2026 guide gives comfortable room sizes for a 2 BHK. A master bedroom of about 12 by 14 ft, a second bedroom of 10 by 12 ft, a living room of 14 by 16 ft, a kitchen of at least 8 by 10 ft and an attached bathroom of 6 by 8 ft. We added those up, and they come to about 640 sq ft before a second bathroom, a passage or any internal walls. That explains why a 640 sq ft Mumbai 2 BHK always feels a little tighter than the textbook, and why plans from about 690 sq ft start to breathe. The guide is written for plans of 800 to 1,200 sq ft, so treat it as a ceiling, not a minimum.

A quicker test works on any plan. A queen bed is 5 by 6.5 ft. Leave 2 ft on both sides and at its foot, and the bedroom needs at least 9 by 8.5 ft clear before you add a wardrobe.

If the second bedroom can’t pass that test, it’s a study.

How to read a 2 BHK floor plan before you book

Start with the area label. The plan should show RERA carpet area, the figure registered on MahaRERA, and list any balcony, dry balcony or utility area separately. Those extras sit outside carpet area, as our guide on what carpet area includes explains.

Next, ask for wall-to-wall dimensions of every room, not just the total. Look at where the windows face. A bedroom on the Western Express Highway or Mahakali Caves Road side will pick up road noise, while one facing the inner compound stays quieter. Check whether the kitchen has its own window, whether both bathrooms open off a passage or one opens into a bedroom, and where the columns fall. A column in a bedroom corner can cost you the wardrobe wall.

Last, match the brochure plan to the plan attached to the agreement for sale. They should be the same drawing. You can compare sample layouts on our 2 BHK flat page.

Which 2 BHK layout works best?

The split-bedroom plan, at 640 to 690 sq ft of carpet. Putting a bedroom on each side of the living room spends almost nothing on corridors, and gives each bedroom a degree of privacy from the other. It’s the layout we’d pick for a family with one child or two working adults.

Corridor plans suit buyers who want both bedrooms away from guests, but every square foot of passage is carpet you pay for and can’t furnish. At about Rs 31,000 per sq ft, a 40 sq ft passage costs over Rs 12 lakh.

Compact open-kitchen plans make sense for a first home or a rental, as long as you accept that the second bedroom is really a study. The 2.5 BHK is worth its premium only if the extra room has a window.

Bottom line: read a 2 BHK floor plan for its shape, not its headline area. A well-planned 640 sq ft split-bedroom flat will live larger than a 700 sq ft plan that loses its edge to a corridor.

Frequently asked questions

Aim for 640 to 690 sq ft of RERA carpet area. That range fits two usable bedrooms, a separate kitchen and two bathrooms in most layouts. Below about 600 sq ft, the second bedroom usually fits only a single bed.

It places the two bedrooms on opposite sides of the living room instead of side by side. Each bedroom gets more privacy, and the plan spends very little carpet area on corridors, which suits families and people working from home.

In compact plans under 600 sq ft, an open kitchen makes the living room feel bigger. The trade-off is cooking smells and less storage wall. In Indian cooking, check that the kitchen still has its own window or exhaust.

A 2.5 BHK adds a small third room, often used as a study, guest room or nursery, to a standard 2 BHK. In Andheri East, launches such as Raj Vega, Rameehans Galaxy and Dem Panache list 2.5 BHK plans.

No. RERA carpet area excludes exclusive balconies, verandahs and open terraces. A floor plan should show balcony and utility areas separately. Compare flats on carpet area alone, then judge the balcony as an extra.

Ask for the plan attached to the agreement for sale and compare it with the brochure and the MahaRERA registration. The carpet area and room layout should match. Raise any difference before you sign.

Light and noise matter more than any single direction. Bedrooms facing busy roads such as the Western Express Highway or Mahakali Caves Road pick up more traffic noise, so prefer bedrooms facing an inner compound.

To take a 5 by 6.5 ft queen bed with 2 ft of walking space around it, the room needs at least 9 by 8.5 ft clear. Add space for a wardrobe, and about 10 by 10 ft is comfortable.
