Ready to move 1 BHK flats in Andheri East: what is available
We went through Square Yards’ list of ready projects in Marol on 23 October 2026. It shows 37 projects, and only four of them put a price against a 1 BHK. The rest are older co-operative societies where you’ll need a broker or the seller to get a number. HomeBazaar lists Kanakia Sevens as ready, with 1 BHKs from Rs 80 lakh, and Square Yards resale listings near Bindra Classic add three more data points.
The ready stock splits into two groups. Unsold flats in recently finished towers, such as Arkade Prime and Kanakia Sevens, come from the developer with a fixed price sheet and amenities. Resale flats in older societies come from individual owners, and the price moves with how quickly they need to sell. That second group is where you’ll find room to negotiate.
Availability is the real constraint, not price.
Why ready 1 BHKs cost what they do
Two prices sit side by side in Andheri East. The locality average on Square Yards is Rs 31,650 per sq ft for the June 2026 quarter, pulled up by newer towers with lifts, amenities and parking. Finished older societies list well below that, many at Rs 23,400 to Rs 24,850 per sq ft. That’s why Tamos Shamikh can ask Rs 75 lakh for 330 sq ft, about Rs 24,850 per sq ft, while Arkade Prime asks close to Rs 35,900 for a 410 sq ft unit. You’re paying for the building’s age, its amenities and how much life it has before redevelopment, more than for the flat itself. A newer ready tower also tends to have cleaner paperwork, a MahaRERA record and an occupancy certificate (OC), the BMC document confirming the building is fit to live in. An older society flat may predate MahaRERA altogether, so the checks fall on you.
The size you get matters as much. Listings mix carpet and built-up area, and built-up figures can run 15 to 20% above the carpet area you actually use. Ask for the carpet area in the sale deed or the society’s records, and compare the rate per sq ft on that basis. A 450 sq ft built-up flat may give you closer to 375 sq ft of usable floor.
Ready vs under construction: the real cost gap
GST is the line that moves. On a Rs 1.2 crore flat, an under-construction purchase adds Rs 6 lakh that a ready flat with an OC does not, and you can move in or let it out at once. Stamp duty and registration are the same either way.
We also priced the wait. A 1 BHK in Andheri East rented for about Rs 50,050 a month on Square Yards in October 2026, so each year of renting while a new tower is built costs roughly Rs 6 lakh, close to the GST itself. Two years of waiting can double the gap.
For a 1 BHK under Rs 1.2 crore in Andheri East, ready resale is the better buy. The saving on GST and rent covers most of the premium a new launch might offer on amenities. Our 1 BHK flat guide compares layouts.
What to check before you buy a ready 1 BHK
Ask for the OC first. Without it, banks may hesitate to lend, and the flat may not be legal to occupy. Our explainer on the occupancy certificate shows what the document should say.
Then check the society’s share certificate, the last two years of maintenance bills and any pending dues. Look at the building’s age and whether a redevelopment proposal is under discussion. For a recently completed tower, search its MahaRERA number on the portal. Rakshi Elanza, for example, shows a December 2023 completion under P51800023224. Visit on a weekday evening to see water pressure, parking and lift waits at their worst.
Bank lending also follows the building’s age. Lenders look at the remaining life of an older structure before approving a long tenure, so an old building can mean a shorter loan and a higher EMI. Ask your bank for its age limit before you pay a token amount, so the deal doesn’t stall at sanction.
The bottom line: ready 1 BHKs in Andheri East exist, but you’ll find more of them through brokers than portals, and the cheapest are in older buildings that need careful checks.
