1 BHK Flat Price in Andheri East (2026): Rate per Sq Ft and Total Cost
Dasadia Editorial Team · Updated October 2026
The 1 BHK flat price in Andheri East works out to roughly Rs 21,500 to Rs 34,000 per sq ft of carpet area in the listings above, as of October 2026. On a typical 400 to 480 sq ft unit, that puts most tickets between Rs 1 crore and Rs 1.6 crore before stamp duty, registration and, for new projects, GST.
We worked out the last column ourselves, dividing each listed price by its carpet area. It’s the fairest way to line up a resale flat against a new launch, and our guide to how property prices are set in Mumbai explains why the headline rate on a portal often hides more than it shows.
Two numbers matter most. Rate per carpet sq ft, and the total you’ll actually pay.
Key takeaways
- Andheri East's average asking rate is about Rs 31,650 per sq ft (Square Yards, August 2026).
- The government registry rate is closer to Rs 20,000 per sq ft, so asking prices run well above it.
- A Rs 1.3 crore under-construction 1 BHK costs about Rs 1.45 crore all in with stamp duty, registration and 5% GST.
- A woman buying alone pays 5% stamp duty instead of 6%, saving Rs 1.3 lakh on a Rs 1.3 crore flat.
What is the rate per sq ft for a 1 BHK in Andheri East?
Portals quote an Andheri East average of about Rs 29,000 to Rs 31,650 per sq ft as of 2026. That figure blends 1, 2 and 3 BHK listings, and it doesn’t always say whether the area is carpet or built-up. Smaller flats tend to cost more per sq ft than larger ones in the same building, because the kitchen, bathroom and entrance take the same money whether the bedroom is big or small. So a 1 BHK rate can sit above the locality average even when the ticket looks modest. In our table, the spread runs from about Rs 21,500 for a smaller project in Kondivita to over Rs 33,000 for newer towers. The Ready Reckoner rate, the government’s minimum value used for stamp duty, sits below both, and registered deals average near Rs 20,000.
Your stamp duty is charged on whichever is higher, the agreement value or the Ready Reckoner value.
What will a 1 BHK in Andheri East cost you in total?
Here’s a worked example on a Rs 1.3 crore agreement value, close to the median 1 BHK listing, for a male buyer.
The GST gap of Rs 6.5 lakh is why a ready flat with an occupancy certificate can be the better deal even at a slightly higher asking price. Under-construction homes priced above Rs 45 lakh pay 5% GST, and the developer can’t pass on input tax credit.
Also keep money aside for legal checks, society transfer or formation charges and a few months of maintenance. These vary by building, so ask for them in writing. On any purchase above Rs 50 lakh, you must also deduct 1% TDS from the payment and deposit it with the tax department. It isn’t an extra cost, but missing it brings penalties.

How to read a 1 BHK cost sheet before you negotiate
A developer’s cost sheet rarely stops at the base rate. Look for these lines and ask what each one covers.
Floor rise is a per-sq-ft add-on for every floor above a set level. Preferential location charges apply to corner flats, garden views or units facing away from traffic. Parking, development charges, club membership, society formation and a maintenance deposit of one or two years can each add a few lakh. Some quotes fold all of this into one all-inclusive rate, which is easier to compare but harder to negotiate.
Payment plans matter as well. A construction-linked plan ties each instalment to a stage the developer reports on MahaRERA, and the law caps the amount collected before a registered agreement at 10% of the flat’s cost. A plan that asks for more upfront should come with a discount large enough to justify the risk you are carrying.
Put every quote on the same basis, all-in rate per carpet sq ft, and the cheapest flat is often not the one with the lowest headline.
What pushes a 1 BHK price up or down in Andheri East?
Distance to a metro station is the biggest single factor. Flats within walking distance of Marol Naka, SEEPZ or Chakala (J.B. Nagar) stations ask more than similar flats a long auto ride away. Building age comes next, followed by floor, view and whether the society has its paperwork in order.
Ignore the brochure’s lowest starting price.
That number usually belongs to one low-floor unit facing a wall. We’d ask every developer for the price of the exact flat you want, per carpet sq ft, including floor rise and parking.
Financing has shifted too. The RBI raised the repo rate by 25 basis points to 5.50% on 7 October 2026, so floating home loan rates linked to the repo may edge up. Check your lender’s reset date before you lock a budget.
Bottom line: budget on the all-in figure, not the ticket. For most Andheri East 1 BHK buyers that means planning for 6% to 12% above the agreement value.

Yes, if it is under construction and priced above Rs 45 lakh, at 5% without input tax credit. Flats that already have an occupancy certificate attract no GST at all.
It is the minimum property value the Maharashtra government fixes for each area, used to calculate stamp duty. If your agreement value is lower than the Ready Reckoner value, stamp duty is charged on the higher figure.
Possibly. The RBI raised the repo rate to 5.50% on 7 October 2026. Repo-linked floating loans usually reset within a quarter, so your EMI or tenure may rise slightly. Ask your lender for the revised schedule.
It can be, mainly for rental demand from SEEPZ, MIDC and airport-area offices. Returns are not assured, so judge it on total cost, likely rent and your holding period rather than past appreciation alone.
